Mello-Roos is an additional cost to pay for community improvements like schools and streets etc., applied to regular property taxes for a set period between 20 to 40 years. The IRS typically doesn't allow you to write Mello-Roos off as you would with property taxes, so make sure you know the yearly cost before purchasing; they can be as high as $600 per month.
Solar should be included; builders pay bulk pricing for solar. Yes, they work it into the new home price, but it usually makes little noticeable difference to the monthly mortgage payment compared to your two to six hundred dollar electric bill.

These new single-family homes at Savannah Tree are in the impressive Audie Murphy Ranch master-planned community. These are massive one to two-story homes with standard three-car garages. Three of the plans are one story, and all of the homes have a bedroom on the first floor, typically great for resale. It would have been nice if solar was included with the houses, but they do offer the option if you want it.
The community recreation center is one primary reason I'd buy a home at Audie Murphy Ranch. The entrance has an attractive board and batten style recreational building for entertaining. Once you enter, there is endless fun with amenities like the resort-inspired pool, tot lot, and cornhole. Also, along all the trails, you'll see outdoor workout equipment.
