Mello-Roos is an additional cost to pay for community improvements like schools and streets etc., applied to regular property taxes for a set period between 20 to 40 years. The IRS typically doesn't allow you to write Mello-Roos off as you would with property taxes, so make sure you know the yearly cost before purchasing; they can be as high as $600 per month.
Solar should be included; builders pay bulk pricing for solar. Yes, they work it into the new home price, but it usually makes little noticeable difference to the monthly mortgage payment compared to your two to six hundred dollar electric bill.

The new mid-size single-family homes at Tribute, just across from the impressive Audie Murphy Ranch recreation center. The major amenity that this community lacks is a gate at the entrance, but of course, the HOA would be a bit higher. The one feature that stands out is the separate attached suite with a private entrance. You may be able to rent it out on a short term or long term basis, just make sure the HOA allows it - You can request the HOA and By-laws docs from the sales team. As for the homes, the exteriors and interiors were a bit basic and dated. Other than the large yards, nothing stood out and wowed me. The upside is that these homes are priced reasonably enough to customize it how you want.
The community recreation center is one primary reason I'd buy a home at Audie Murphy Ranch. The entrance has an attractive board and batten style recreational building for entertaining. Once you enter, there is endless fun with amenities like the resort-inspired pool, tot lot, and cornhole. Also, along all the trails, you'll see outdoor workout equipment.
