Mello-Roos is an additional cost to pay for community improvements like schools and streets etc., applied to regular property taxes for a set period between 20 to 40 years. The IRS typically doesn't allow you to write Mello-Roos off as you would with property taxes, so make sure you know the yearly cost before purchasing; they can be as high as $600 per month.
Solar should be included; builders pay bulk pricing for solar. Yes, they work it into the new home price, but it usually makes little noticeable difference to the monthly mortgage payment compared to your two to six hundred dollar electric bill.

The new large single-family homes at Vaquero are in the impressive Audie Murphy Ranch master-planned community. These are massive one to two-story homes and seem to be at a reasonable starting price of $413,990. This home community has some of my favorite floor-plans at Audie Murphy Ranch, especially for the price. Three of the plans have a bedroom on the first floor, and two of the plans are one-story - always a plus for resale. The 2,920 sq. ft. plan fours have a massive great room connected to the kitchen and a three-car tandem garage, so if you have a small boat or big family, this home is for you. This builder typically offers a lot of great options to customize it to your specific needs.
The community recreation center is one primary reason I'd buy a home at Audie Murphy Ranch. The entrance has an attractive board and batten style recreational building for entertaining. Once you enter, there is endless fun with amenities like the resort-inspired pool, tot lot, and cornhole. Also, along all the trails, you'll see outdoor workout equipment.
