Mello-Roos is an additional cost to pay for community improvements like schools and streets etc., applied to regular property taxes for a set period between 20 to 40 years. The IRS typically doesn't allow you to write Mello-Roos off as you would with property taxes, so make sure you know the yearly cost before purchasing; they can be as high as $600 per month.
Solar should be included; builders pay bulk pricing for solar. Yes, they work it into the new home price, but it usually makes little noticeable difference to the monthly mortgage payment compared to your two to six hundred dollar electric bill.

Treviso is the newest single-family community built by Lennar in Carlsbad, California. It's in a great location, just west of the city library, movie theater, and some famous restaurants. When arriving to this community, I noticed the lack of room between homes; they are close. The same goes for the backyards, you won't have room for a pool, but that's ok because the community has a great recreational center with a pool, spa, and fire-pit. Depending on where your home sits, it will be hard to avoid the view of the massive power lines overhead. When entering these homes, except the plan four, the entryway and living rooms are small, but the master bedrooms and the master bathrooms are quite large. I thought they should have made the bathrooms a little smaller and add the extra room to the walk-in closets. I loved all the smart home features that the homes included, like the smart home hub, door lock, thermostat, and lights. These homes include solar too, not a lease, actually included in the price. Plan four features a private casita on the first floor with its own kitchen and living room.
