Mello-Roos is an additional cost to pay for community improvements like schools and streets etc., applied to regular property taxes for a set period between 20 to 40 years. The IRS typically doesn't allow you to write Mello-Roos off as you would with property taxes, so make sure you know the yearly cost before purchasing; they can be as high as $600 per month.
Solar should be included; builders pay bulk pricing for solar. Yes, they work it into the new home price, but it usually makes little noticeable difference to the monthly mortgage payment compared to your two to six hundred dollar electric bill.

The new town-homes at Hideaway are in the elegant and upcoming St. Cloud community. The town-homes' Spanish exterior style seems a little plain; all buildings look the same. The St. Cloud community is beautiful, with a resort-inspired swimming pool, clubhouse, cabanas, spa, fitness center, basketball court, tot lot, and gated; the amenities included are top-notch. I would have liked to see these town-homes with solar included, especially these days. Keep in-mind these homes only have two-car garages, and this community has minimal guest parking. If you have more than two vehicles and can't part from one, you may want to look for a single-family home that allows street parking. Hideaway at St. Cloud is a great new community, especially compared to most new town-homes developments in the area.
