Mello-Roos is an additional cost to pay for community improvements like schools and streets etc., applied to regular property taxes for a set period between 20 to 40 years. The IRS typically doesn't allow you to write Mello-Roos off as you would with property taxes, so make sure you know the yearly cost before purchasing; they can be as high as $600 per month.
Solar should be included; builders pay bulk pricing for solar. Yes, they work it into the new home price, but it usually makes little noticeable difference to the monthly mortgage payment compared to your two to six hundred dollar electric bill.

Avante is one of the most beautiful 55+ new home communities I've seen, packed with many valuable amenities and features. First, we were impressed with the gated entry, especially the contrast of the light brick, green foliage, and black iron. Once you enter, you'll notice the pool that resembles a luxurious resort with cabanas and fire-pits. Behind the pool are the pool house and fitness center. I was surprised that they packed so many great features for the approximate HOA cost of $433 and feel the price is more than fair. Lennar is one of my favorite builders because they include a ton of great smart features like the video doorbell, smart home hub, all appliances, quartz counters, and most importantly, solar. Moving in should be simple with no cash out of pocket for a fridge, and a decrease in your utility bills within the first few months should be noticeable; your money will be saved to use on the more important and fun stuff. The elevator option in all the two-story homes is a must for so many reasons and should help resale because you'll appeal to a broader spectrum of buyers. Avante is one community that I feel comfortable calling resort-inspired where you may feel like you're living in a permanent hotel.
