Mello-Roos is an additional cost to pay for community improvements like schools and streets etc., applied to regular property taxes for a set period between 20 to 40 years. The IRS typically doesn't allow you to write Mello-Roos off as you would with property taxes, so make sure you know the yearly cost before purchasing; they can be as high as $600 per month.
Solar should be included; builders pay bulk pricing for solar. Yes, they work it into the new home price, but it usually makes little noticeable difference to the monthly mortgage payment compared to your two to six hundred dollar electric bill.

Bayside Cove fits its name; new luxury town-homes steps from Mission Bay on one side and just a few more steps from the Pacific Ocean on the other. Although I feel these homes are a bit above the comps. nearby, I think these homes are worth it. They are new with a lot of neat, smart home features. Like, video doorbells, smart appliances, smart thermostats, and more. Like any beach-home community, expect congestion and limited parking for your guests, but I'm betting the fun location will make up for it. If you are planning to view the model homes, they are by appointment only, so make sure an call ahead of time. They also offer a "Self-Guided Tour" where you fill out an online form, and they'll provide you with a code to enter the model homes.
