Mello-Roos is an additional cost to pay for community improvements like schools and streets etc., applied to regular property taxes for a set period between 20 to 40 years. The IRS typically doesn't allow you to write Mello-Roos off as you would with property taxes, so make sure you know the yearly cost before purchasing; they can be as high as $600 per month.
Solar should be included; builders pay bulk pricing for solar. Yes, they work it into the new home price, but it usually makes little noticeable difference to the monthly mortgage payment compared to your two to six hundred dollar electric bill.

The large single-family home community called Lake Ridge has attractive exteriors with medium to large-sized lots. One thing that stands out is how open this community feels. They seemed to place more room between the homes and in a way that made it seem more spacious. One of the plans they offer (plan 1) is one story, and all of the homes have one to two bedrooms on the first floor, typically great for resale. It would have been nice if solar was included with the houses instead of the lease option, especially considering how hot it gets in Santee during the summer. The quartz countertops as a standard included option are nice but are expected at this price point.
The community recreation center is one primary reason I'd buy a home at Lake Ridge. The entrance has an attractive board and batten style recreational pool-house building, and inside is a grand resort-inspired swimming pool. You'll also have a lot of beautiful trails to explore near the community, something Santee is known for.
