Mello-Roos is an additional cost to pay for community improvements like schools and streets etc., applied to regular property taxes for a set period between 20 to 40 years. The IRS typically doesn't allow you to write Mello-Roos off as you would with property taxes, so make sure you know the yearly cost before purchasing; they can be as high as $600 per month.
Solar should be included; builders pay bulk pricing for solar. Yes, they work it into the new home price, but it usually makes little noticeable difference to the monthly mortgage payment compared to your two to six hundred dollar electric bill.

Upon driving in you'll notice the medium-sized Ayres Hotel on your left, actually a really nice hotel for the money. Similar to what I feel Solara is. These are beautiful townhomes with lovely modern floorplans and a great entry-level home purchasing price of the mid $500's. The models look clean and modern, although dark cabinets aren't popular, the ones they had in the models may change the taste of the modern homebuyer. The community pool is great, seems to mimic the hotel at the Ayres Hotel. The one cool feature that I appreciated at Solara is the smart home screen mounted near the homes' front door, which allows you to control parts of the home from it. Solara is in a great location, near fun places like Lake San Marcos. It also seems to have great value considering that it's near homes starting at $900k.
