Mello-Roos is an additional cost to pay for community improvements like schools and streets etc., applied to regular property taxes for a set period between 20 to 40 years. The IRS typically doesn't allow you to write Mello-Roos off as you would with property taxes, so make sure you know the yearly cost before purchasing; they can be as high as $600 per month.
Solar should be included; builders pay bulk pricing for solar. Yes, they work it into the new home price, but it usually makes little noticeable difference to the monthly mortgage payment compared to your two to six hundred dollar electric bill.

Aurora Heights is just west of the 15 freeway in Fallbrook. One feature that I thought was great was instead of putting a wall/barrier to block the freeway from the first row of homes; they put a tall and narrow mound with trees and grass. The exterior elevations weren't impressive, especially the old doorbell that has been around since the '80s. Almost every builder is including the video doorbells, seemed cheap that they didn't eat that extra cost and add it. These homes have minimal to no smart home features. I did like the number of flex rooms they offer. Even the kitchen had layout options, which is rare. The Torrey plan has an option for a door in the master's closet to give direct access to the laundry room. The Aurora Heights community has a nice recreation center with a pool, clubhouse, basketball courts, playgrounds, and a large park. Kids will love living here but know that the school's scores aren't the best.
