Mello-Roos is an additional cost to pay for community improvements like schools and streets etc., applied to regular property taxes for a set period between 20 to 40 years. The IRS typically doesn't allow you to write Mello-Roos off as you would with property taxes, so make sure you know the yearly cost before purchasing; they can be as high as $600 per month.
Solar should be included; builders pay bulk pricing for solar. Yes, they work it into the new home price, but it usually makes little noticeable difference to the monthly mortgage payment compared to your two to six hundred dollar electric bill.

If I were, to sum up, Promontory at Horse Creed Ridge in one word, it would be value. Compared to the other communities in the area, you get a lot of home for around the same price. I mean, these homes are massive at 3,840, you'll have difficulty finding comparables elsewhere in San Diego county. Most of the floor-plans have bedrooms on the first floor and up to a three-car garage. I would have liked to see more smart home features; actually, I didn't see one, not even a video doorbell. A gated entrance would have been nice too, but you can't have it all and will have to weigh the options to figure out what's best for your family.

Upside

  • A lot of home for the price

  • Bedroom on first floor

  • Up to 3-car garages

  • Medium to large yards

Flipside

  • Low school ratings

  • Solar is not included

  • No smart home features included

  • Close enough to 15 freeway that you can hear it outside

  • Near dry hillside - may be vulnerable to wildfires

  • Not gated
