Mello-Roos is an additional cost to pay for community improvements like schools and streets etc., applied to regular property taxes for a set period between 20 to 40 years. The IRS typically doesn't allow you to write Mello-Roos off as you would with property taxes, so make sure you know the yearly cost before purchasing; they can be as high as $600 per month.

The single-family homes in Sterling Heights at the Lakes are quite large, with yards to match. Once you enter the house, you realize how perfect the open floorplan is for entertaining. Enormous double islands and butler's pantry is a chef's dream. All of the interior doors are 8,' the baseboards are 7"+ in height, and up the stairs are led lights. The views of Rancho Santa Fe and the small lakes are beautiful, especially when the sun is setting and shining through the trees. I wasn't impressed with a live light switch missing its faceplate; it seemed a little careless.
