Mello-Roos is an additional cost to pay for community improvements like schools and streets etc., applied to regular property taxes for a set period between 20 to 40 years. The IRS typically doesn't allow you to write Mello-Roos off as you would with property taxes, so make sure you know the yearly cost before purchasing; they can be as high as $600 per month.
Solar should be included; builders pay bulk pricing for solar. Yes, they work it into the new home price, but it usually makes little noticeable difference to the monthly mortgage payment compared to your two to six hundred dollar electric bill.

Arroyo Vista is a small community of only 58 single-family homes about 1 mile south of the 78 freeway on Sycamore avenue. The location is conveniently close to department stores like Lowe's and The Home Depot. All of the new homes at Arroyo Vista are true smart homes with smart garage doors, smart door lock, and Advanced Thermostat. The one unique perk that Meritage offers are six different design packages, including shaker cabinets and vinyl flooring. This seems to make the design process way less confusing for the customer and more than likely easier for the builder to meet closing deadlines. On the flip side, I felt the homes are close, and the window placement should have been planed better; from the plan one model's master, you could easily look-see into the neighboring model's windows.
